How Mortgage Brokers Can Lower Their Marketing Costs | CX Digital

Mortgage brokers can lower their marketing costs, but rarely by finding a cheaper place to advertise. The savings come from wasting less: fewer clicks from people who will never qualify, fewer inquiries lost to slow replies, and more business from sources that cost little, such as past clients and reviews. This guide covers where mortgage marketing budgets leak and how to fix each leak, for brokers and loan officers in the United States.

Measure Cost per Funded Loan, Not Cost per Inquiry

A cheap inquiry that never closes is the most expensive kind. Track each inquiry from first contact to funded loan, by source. Brokers who do this usually find that one or two channels produce most of their closings, and that the channel with the lowest cost per inquiry is not one of them. Move budget toward what funds.

Know the Ad Rules, Because Breaking Them Wastes Money

Mortgage ads sit in restricted categories on the main platforms. On Meta, they fall under the financial products and services special ad category: you cannot target by age, gender or ZIP code, and lookalike audiences are not available. Google limits targeting for consumer finance in a similar way. Campaigns built on older advice get rejected or underperform.

The law applies to your wording too. Under federal rules, an ad that states certain terms, such as a payment amount or a down payment percentage, must also show the other key terms, including the annual percentage rate. Misleading mortgage advertising is prohibited outright. Most states require your NMLS ID in ads. An ad that has to be pulled and rewritten costs more than one that was right the first time, so have compliance review your templates once and then reuse them.

Narrow Your Search Campaigns

Search ads reach people actively looking for a loan, which is why the clicks are expensive. The waste is in broad terms. “Mortgage rates” attracts everyone, including people who are only curious. Specific terms attract borrowers: a loan type plus a location, “self-employed mortgage”, “FHA loan requirements” with a state, or refinance terms when rates favor it.

Three habits cut search costs quickly. Add negative keywords every week for searches you do not want, such as jobs, calculators and definitions. Send each ad to a page about that exact loan type, not your homepage. Show ads only in the states where you are licensed, and only at times when someone can answer.

Reply Faster

A borrower who fills in a form has usually contacted more than one lender. The first to respond with something useful tends to win. If your average reply takes hours, you are paying for inquiries your competitors close.

An automatic first reply by email and text, a call within minutes during business hours, and a clear next step, such as a short application or a booked call, will raise your closing rate without spending another dollar on ads. If you text borrowers, collect clear written consent on the form and keep the record.

Fix the Page Before Buying More Traffic

Many mortgage landing pages ask for too much, too soon. A long form on the first screen loses people who would have answered three questions. Start with the easy ones: loan purpose, location, rough price. Ask for contact details last, and say exactly what happens next and that checking options will not affect their credit score, if that is true of your process.

Show your NMLS ID, your licensing states, and real reviews. Borrowers are handing over financial details to a stranger, and visible proof that you are licensed and well reviewed raises the share who complete the form.

Retarget the Visitors You Already Paid For

Most visitors leave without inquiring. Showing them a follow-up ad for a few weeks costs far less than finding a new visitor, and works best when it offers something useful, such as a guide to their loan type or a pre-approval checklist. Restricted targeting rules still apply, so keep the audience broad and the message specific.

Build the Sources That Cost Almost Nothing

Past clients. Someone you closed three years ago will refinance, move or be asked by a friend for a recommendation. A short, useful email a few times a year and a note on their closing anniversary keeps you remembered. This is the cheapest business you will ever get.

Reviews and your Google Business Profile. Ask every borrower for a review at closing. Reviews lift your position in local search and raise the response to every ad you run.

Useful content. Plain answers to the questions borrowers ask, about credit scores, down payments, self-employment income and closing costs, bring in search traffic for years.

Real estate agents, within the rules. Agents are the best referral source a mortgage broker has, but federal law prohibits paying or receiving anything of value for the referral of settlement business. Commission-based referral arrangements are not allowed. What you can do is be useful: fast pre-approvals, updates the agent does not have to chase, and co-hosted homebuyer classes where each party pays its fair share. Take compliance advice before any co-marketing arrangement.

Where to Start

Do these in order. Set up tracking from inquiry to funded loan. Cut reply time to minutes. Tighten search terms and fix the landing page. Only then consider spending more. Most brokers find their cost per funded loan falls well before the budget needs to rise.
