How to Market Dubai Property to Buyers in Pakistan (2026 Cost Data)
Real 2026 campaign data on marketing Dubai property to buyers in Pakistan: cost per inquiry, best channels, targeting Islamabad, Lahore and Karachi, and WhatsApp follow-up.

Pakistan is one of the cheapest and most responsive markets for Dubai property advertising. In campaigns we ran for a Dubai brokerage in early 2026, Facebook and Instagram inquiries from Pakistan cost $2.69 to $5.76 each. The same brokerage paid $23 to $48 per inquiry for the same kind of campaign in the UK and Europe. Low cost is only half the job, though: cheap inquiries need tight targeting, qualifying questions and fast WhatsApp follow-up, or your sales team drowns in people who were only browsing. This guide covers which channels work, our real numbers, how to target serious buyers in Islamabad, Lahore and Karachi, and how to turn inquiries into site visits and sales.
Why Pakistani Buyers Look at Dubai Property
For many Pakistani investors, Dubai is the most familiar overseas property market. It is a short flight away, many families already have relatives working in the UAE, and properties are priced in a currency pegged to the US dollar. Buyers usually come with one or more of these goals:
- Protecting savings in a stable currency instead of holding them in rupees.
- Rental income from apartments in established communities.
- Residency. A property investment of AED 2 million or more can qualify the buyer for the UAE’s 10-year Golden Visa.
- A base for family already living or working in the Gulf.
Off-plan projects with long payment plans are especially popular, because buyers can spread the cost over the construction period instead of moving a large sum at once.
What It Costs: Our Campaign Data
These are Facebook and Instagram lead campaigns we ran for a Dubai brokerage in January and February 2026, promoting DAMAC Islands and other Dubai projects. Most used instant lead forms. Two sent people to a landing page instead. Each row is a separate campaign.
| Campaign | Audience | Spend | Inquiries | Cost per inquiry | Cost per 1,000 views |
|---|---|---|---|---|---|
| DAMAC Islands, lead form | Pakistan | $167 | 62 | $2.69 | $2.12 |
| Dubai projects, selected areas | Pakistan | $211 | 41 | $5.14 | $1.30 |
| Dubai projects, landing page | Pakistan | $58 | 10 | $5.76 | $2.07 |
| DAMAC Islands, lead form | United Kingdom | $222 | 7 | $31.67 | $45.57 |
| DAMAC Islands, landing page | United Kingdom | $71 | 3 | $23.52 | $20.07 |
| Dubai projects, lead form | Europe | $382 | 8 | $47.72 | $24.06 |
What the numbers show:
- Inquiries from Pakistan cost 5 to 10 times less than from the UK or Europe. Almost all of the gap comes from ad prices: reaching 1,000 people cost about $2 in Pakistan against $20 to $46 in the UK.
- Narrower targeting costs more per inquiry. Restricting the audience to selected areas roughly doubled the cost per inquiry compared with the broader DAMAC Islands campaign. When those areas are chosen for income, that premium is usually worth paying, because the inquiries are more likely to have the budget.
- Landing pages convert fewer people than instant forms but filter out casual clicks, since the visitor has to read the page and fill in a form outside Facebook.
These are costs per inquiry, not per sale. Lead quality from Pakistan varies widely, and how many inquiries turn into qualified investors depends heavily on the targeting, the form and how fast your team calls back, which the rest of this guide covers.
The Marketing Channels That Work
Facebook and Instagram ads
Meta is the main channel for reaching Pakistani property buyers at scale, and it is where the numbers above come from. Instant lead forms give the most inquiries for the money. Landing pages give fewer but more deliberate ones. Video walkthroughs, payment-plan breakdowns and developer credentials perform better than glossy renders alone.
WhatsApp is how Pakistani buyers expect to talk to a property adviser. Use it in two ways: run click-to-WhatsApp ads, and move every form inquiry onto WhatsApp within minutes of submission. A broker who replies on WhatsApp in five minutes will usually win the buyer over one who emails the next day.
YouTube
Longer project walkthroughs, area guides and investor Q&A videos build trust with buyers who will not commit to an overseas purchase from a single ad. They also give you retargeting audiences for your Meta campaigns.
Google Search
Search volume is lower than social, but people searching for a specific project or “Dubai property for Pakistanis” have high intent. Use it for named projects and investor questions rather than broad terms.
Investor events in Pakistan
Many Dubai developers and brokers run seminars and roadshows in Islamabad, Lahore and Karachi. Online ads fill the room. The event is where serious buyers meet the team in person, which matters a great deal for an overseas purchase.
How to Target Serious Buyers in Islamabad, Lahore and Karachi
The low ad prices that make Pakistan attractive also bring in many people who cannot afford Dubai property. Build the targeting to filter them out:
- Focus on high-income neighbourhoods. In Islamabad and Rawalpindi that means areas such as DHA, Bahria Town, Gulberg and the F and E sectors. Do the same with DHA and Gulberg in Lahore, and DHA and Clifton in Karachi.
- Target overseas Pakistanis separately. Pakistanis living in the UAE, Saudi Arabia and the UK often have higher budgets and dollar or dirham income. They cost more to reach but frequently convert better.
- Use interests carefully. Interests like real estate investment, luxury travel or business ownership help, but on their own they are too broad. Combine them with location.
- Retarget video viewers and site visitors. People who watched most of a project video or visited the project page are far more likely to be serious.
Make the Form Do the Qualifying
A form that asks only for name and phone number will produce the cheapest inquiries and the most wasted calls. Add two or three questions that sort buyers before your team spends time on them:
- Budget range, with a lowest option that matches the project’s real entry price
- Purpose: living, rental income, residency or resale
- Timeline: ready to buy now, within six months, or just researching
- Preferred contact: WhatsApp call, WhatsApp message or phone call
Each extra question raises the cost per inquiry a little and cuts the number of unqualified inquiries a lot. For Pakistan, where inquiries are already cheap, that trade is almost always worth making.
Creative and Language
- Test Urdu and English. Urdu or mixed Urdu-English copy often feels more personal. English can signal a premium product. Test both against the same audience.
- Lead with the numbers buyers care about: starting price in PKR and AED, the down payment, the payment plan and expected rental return.
- Show trust signals: the developer’s track record, the broker’s RERA registration and the fact that off-plan payments go into a regulated escrow account.
- Use real people. A short video of the adviser who will handle the inquiry, speaking Urdu, usually beats another render.
Follow-Up: Where Pakistani Inquiries Are Won or Lost
With inquiries this cheap, the bottleneck is almost never the ads. It is the follow-up. A workable system looks like this:
- Instant WhatsApp message within a minute of the form, from a named adviser, confirming the project and asking one qualifying question.
- A call within 15 minutes during working hours. Pakistan is one hour ahead of the UAE, so schedule your team accordingly.
- Sort every inquiry into ready, warm or researching, based on the form answers and the first conversation.
- Nurture the warm ones with project updates, payment-plan breakdowns and invitations to webinars or events.
- Move ready buyers to a video call or site visit with the developer’s sales team.
A CRM such as GoHighLevel can send the first WhatsApp message, assign the inquiry to an adviser and remind them to call, so no inquiry sits untouched overnight.
Frequently Asked Questions
How much does it cost to advertise Dubai property in Pakistan?
In our 2026 campaigns, Facebook and Instagram inquiries from Pakistan cost between $2.69 and $5.76 each, with about $2 per 1,000 people reached. Narrower targeting of high-income areas costs more per inquiry but brings better buyers.
What is the best channel to promote Dubai real estate in Islamabad?
Facebook and Instagram lead ads targeted at high-income areas such as DHA, Bahria Town, Gulberg and the F and E sectors, with every inquiry moved to WhatsApp within minutes. YouTube and investor events help build the trust needed to close.
Are cheap inquiries from Pakistan worth it?
They can be, but only with qualifying questions on the form, tight location targeting and fast follow-up. Without those, most of the cost savings are lost in unqualified calls.
Should I target buyers in Pakistan or overseas Pakistanis?
Both, in separate campaigns. Buyers inside Pakistan are cheaper to reach. Overseas Pakistanis in the UAE, Saudi Arabia and the UK cost more but often have higher budgets.
