Real Estate Marketing in Islamabad: 2026 Guide for Agents and Developers
Islamabad's real estate market, from DHA and Bahria Town to the CDA sectors, is one of the most competitive property markets in Pakistan.

Islamabad is one of Pakistan’s most competitive property markets. Dozens of agencies and developers chase the same buyers across DHA, Bahria Town, Gulberg and the CDA sectors, and most of those buyers now start their search on Facebook, Instagram and Google. The good news is that advertising here is cheap: in Facebook campaigns we ran for a DHA Islamabad agency, buyer inquiries cost about PKR 170 each. The hard part is not getting inquiries but getting the right ones and following up fast. This guide covers the channels that work, what inquiries really cost, how to market each major area, and how to turn inquiries into site visits and deals.
Why Digital Marketing Decides Who Wins in Islamabad
Walk-ins and referrals still matter, but buyers and investors now compare plots, phases and payment plans online before they ever call an agent. Agencies that rely only on word of mouth are competing for a shrinking share of the market. A large share of buying power also sits outside Pakistan: overseas Pakistanis in the UK, the US and the Gulf invest heavily in Islamabad and can only be reached online.
What Inquiries Cost: Our DHA Islamabad Data
These are Facebook and Instagram lead-form campaigns we ran for a DHA Islamabad property agency. Costs are in Pakistani rupees.
| Campaign | Spend (PKR) | Inquiries | Cost per inquiry (PKR) | Cost per 1,000 views (PKR) |
|---|---|---|---|---|
| Buyer inquiries | 72,556 | 426 | 170 | 202 |
| Seller inquiries, round 1 | 51,988 | 165 | 315 | 161 |
| Seller inquiries, round 2 | 42,924 | 148 | 290 | 189 |
| Seller inquiries, round 3 | 36,046 | 63 | 572 | 214 |
| “Just sold” seller campaign | 30,065 | 63 | 477 | 240 |
| Buyer and seller combined | 21,191 | 34 | 623 | 466 |
What this tells you:
- Buyer inquiries are the cheapest to get, at roughly half the cost of seller inquiries or less. Far more people are browsing for plots than are ready to list one.
- Seller campaigns get more expensive as you repeat them. The same seller campaign cost about PKR 300 per inquiry in its first two rounds and PKR 572 by the third, as the most motivated owners in the audience had already responded. Fresh creative and new angles, such as “just sold in your phase”, are needed to keep costs down.
- One campaign should have one job. The campaign that tried to attract buyers and sellers together had the highest cost per inquiry of all.
Facebook is also usually far cheaper than Google Search in Islamabad, where popular searches such as “Bahria Town plots” are fought over by many agencies.
The Channels That Work
- Facebook and Instagram: the main channel for both local buyers and overseas Pakistanis, with instant forms for volume and landing pages for quality.
- WhatsApp: where Pakistani buyers expect to talk. Every inquiry should get a WhatsApp message within minutes.
- Google Search: captures high-intent searches like “plots for sale in DHA Islamabad Phase 2”, but costs more per click. Best for specific phases, sectors and comparisons.
- YouTube: site tours, development progress and market updates build the trust that overseas buyers in particular need.
Marketing Islamabad’s Main Areas
DHA Islamabad
DHA is prized for its security, planning and long-term appreciation, and much of its demand comes from investors, especially overseas Pakistanis. Campaigns aimed at the diaspora in the UK, US and Gulf often outperform local-only targeting. Segment by phase: newer phases attract investors focused on appreciation, while developed phases attract buyers ready to build or move in. Ads for a specific phase consistently beat generic “DHA plots for sale” messaging.
Bahria Town Islamabad
Bahria Town is one of the most searched property names in Pakistan, thanks to its scale and amenities. That popularity means heavy competition and expensive Google clicks, so Meta campaigns with strong visuals, such as amenity tours, phase comparisons and payment-plan breakdowns, are usually the more cost-efficient primary channel. Buyers range from young families to investors and overseas Pakistanis, so name the exact phase or sector in every ad.
Gulberg Islamabad and Gulberg Greens
Gulberg has become a strong mid-to-upper market alternative to DHA and Bahria Town, with a central location and a mix of residential and commercial development. It appeals to professionals working in the twin cities and investors looking for a lower entry price than established DHA phases. Lead with location and commercial growth, and use Google Search to catch comparison searches such as “Gulberg vs DHA Islamabad”.
The CDA sectors
Islamabad’s original sectors, including F-6, F-7, F-8, F-10, F-11 and the E series, are the city’s most established and expensive addresses. Buyers tend to be older, wealthy end-users looking for a family home, and supply is very limited, with much of it sold through personal networks. Here digital ads work best as long-term brand building plus Google Search for specific sector listings, alongside a strong referral strategy, rather than as a source of instant inquiry volume.
New housing societies
Newer societies attract early-stage investors looking for low entry prices and growth potential. They generate plenty of cheap inquiries, so qualifying questions and checking that the society’s approvals are in order matter more here than anywhere else.
Reaching Overseas Pakistanis
Overseas buyers cost more to reach than local ones, but they often have higher budgets. Run them as separate campaigns by country, show prices in their local currency as well as rupees, and make it easy to talk on WhatsApp across time zones. Video calls, live site tours and regular construction updates replace the site visit they cannot easily make.
Qualify Before You Call
Add two or three questions to every lead form so your team knows who to call first:
- Budget range
- Purpose: to live in, to build, or to invest
- Timeline: ready now, within six months, or researching
- Preferred area or phase
Each question raises the cost per inquiry slightly, but cuts wasted calls far more.
Common Mistakes
- Running the same creative for months until costs climb, as the seller campaigns above show.
- Mixing buyers and sellers, or several areas, in one campaign.
- Sending every inquiry to one shared WhatsApp number with no tracking of who replied or when.
- Calling back the next day. Interest is highest in the first hour after someone fills in a form.
Frequently Asked Questions

Facebook and Instagram lead ads, segmented by area and phase, with every inquiry followed up on WhatsApp within minutes. Google Search works well for specific phase and sector searches but costs more.

Run separate campaigns targeting Pakistanis in the UK, US and Gulf, show prices in their currency, and use WhatsApp, video calls and live site tours in place of in-person visits.
