Real Estate Marketing in Dallas: A Guide for Agents and Brokerages
Dallas-Fort Worth has become one of the fastest-growing metros in the country, driven by corporate headquarters relocations and tech and finance transplants.

Real estate marketing in Dallas is shaped by two things: people moving in from other states, and new homes being built faster than almost anywhere else in the country. Dallas-Fort Worth has grown for years on corporate relocations, no state income tax and prices below the coasts. For agents, that means a steady supply of buyers who do not know the area and need a guide.
Dallas-Fort Worth’s Submarkets
Uptown, Downtown and East Dallas attract professionals who want an urban, walkable area close to work. Condos, townhomes and older character homes dominate.
The Park Cities and Preston Hollow are established high-end areas where reputation and personal networks matter more than ad volume.
Plano and Frisco grew around major corporate campuses and well-regarded school districts, and are where many relocating families start their search.
McKinney, Prosper and Celina are further north, where most of the new construction is going and where buyers trade a longer drive for a newer, larger home.
Fort Worth and its suburbs are a separate market with their own identity. Do not treat them as an extension of Dallas.
Relocation Buyers
A relocating buyer has a deadline, limited time on the ground, and no feel for which suburb suits them. The marketing that reaches them answers the questions they are typing into Google and YouTube: how suburbs compare, what the commute is to a given employer, what a certain budget buys, and how Texas property taxes work.
Video does a lot of this work. Suburb comparison videos and “moving to Dallas” guides keep attracting viewers for years, and buyers often arrive having already chosen the agent they watched.
One correction to common advice: you cannot target housing ads on Meta by employer, age or ZIP code. Real estate is a special ad category, with a minimum radius of about 15 miles and few interest options. To reach people moving for a specific company, make content that names the move, and run search ads on the terms those buyers use.
New Construction Changes the Agent’s Role
In the northern suburbs, many buyers will end up in a builder’s model home. Builders have their own sales staff and often advertise incentives such as mortgage rate buydowns or closing cost help. Buyers frequently do not realize they can bring their own agent, or that they usually need to do so on the first visit.
That is the marketing angle. Guides to buying new construction, comparisons of communities and builders, and explanations of how incentives really work bring in buyers before they register with a builder alone.
Explain the Tax Bill
Texas has no state income tax, and newcomers hear that first. They hear about property tax later. Rates are high compared with many states, and in newer communities a municipal utility district or public improvement district can add a further charge on top. Homeowners can reduce the bill with a homestead exemption.
Buyers from California or the Northeast are often surprised by this at the worst moment. A simple monthly cost example in your ads and guides, including tax and any district charges, sets you apart from agents who only quote the price.
Paid Channels That Work in Dallas
Google Search works well for community and suburb names, new construction terms, and seller searches. Keep campaigns separate for each suburb so the landing page can match.
Meta is effective for video and for seller campaigns built around a home value request. With targeting restricted, the creative has to name the suburb.
YouTube is probably the best long-term channel in this market, because so many buyers research from another state.
Fair Housing and Schools
Schools drive many suburban searches, and agents are asked about them constantly. Share published facts and official sources, and let buyers draw their own conclusions. Describing an area as right for a particular kind of family is a fair housing risk.
Follow-Up
Relocation timelines vary. Some buyers move in six weeks, others research for a year before a transfer is confirmed. A CRM that replies immediately, then keeps sending relevant communities and listings, covers both.
